The Look & Feel: Homes in Cambridge Forest

Cambridge Forest is a single-family home community with properties built roughly between 1992 and 2003, many of them on generous, landscaped lots.

A few things that make the homes stand out:

  • Size & layout

    • Most homes fall in the 2,300–4,500+ sq ft range, with many around 3,500 sq ft.

    • Floorplans often include 4–5 bedrooms, open living areas, and flexible spaces for offices or playrooms.

  • Energy-efficient construction

    • The neighborhood was developed by G.W. Robinson, known locally for building energy-efficient homes — great for comfort and utility bills.

  • Price point

    • Recent listings have been in the upper six-hundreds and above, depending on size, updates, and lot.

    • There are also occasional vacant lots available for those wanting to build.

  • HOA

    • HOA fees have historically ranged roughly from about $50 up to around $200 per month, depending on the specific property.

If you like the feel of a custom or semi-custom home in a non-cookie-cutter setting, Cambridge Forest checks that box.

Nature, Trails & Environmental Focus

One of the biggest draws of Cambridge Forest is its green, natural setting.

The neighborhood puts real emphasis on environmental preservation, with:

  • Green spaces and walking trails

  • A scenic neighborhood pond with fountain

  • A playground for younger residents

  • Even a gopher tortoise management program, highlighting the community’s focus on native wildlife and responsible land use

If you enjoy evening walks, kids riding bikes, and that quiet “tucked into the woods” feeling, this is definitely the kind of neighborhood you’ll appreciate.

Schools Serving Cambridge Forest

School zoning can always change, so it’s important to verify the latest information, but Cambridge Forest has historically been zoned for:

  • Lawton M. Chiles Elementary School

  • Kanapaha Middle School

  • Buchholz High School

Nearby private school options include:

  • Oak Hall School

  • Queen of Peace Catholic Academy

If schools are a priority for you, this combination is often a big reason families put Cambridge Forest on their shortlist.

Lifestyle: What It’s Like to Live Here

Life in Cambridge Forest tends to attract people who value:

  • Peace & privacy – Larger lots, mature trees, and less cut-through traffic than denser neighborhoods.

  • Nature & wildlife – It’s not uncommon to see birds, turtles, and the occasional deer, along with beautifully kept yards and landscaping.

  • Proximity without congestion – You’re close to major SW Gainesville amenities but still feel tucked away from the hustle and bustle.

Neighborhood data also shows Cambridge Forest ranks as highly family-friendly, with a strong share of owner-occupied single-family homes and access to top public schools, making it stand out among Florida neighborhoods.
